When and why did you start your business, Elite Staging Transformations?

Elite Staging Transformations started in March 2018, as a result of Jo and I using our passion for interiors and design to furnish and style each of our own properties for sale. At the time, we could see so many properties in the same price bracket that buyers would also be looking at and knew that we needed to offer a point of difference. We presented these properties to our agents before and after staging them, and the response was overwhelming.

The outcome was that each of these properties achieved tremendous results with the sale price and significantly reduced time sitting on the market. Jo and her partner, Ray, are property gurus. They have bought, renovated and sold many times in Tamworth, as well as Newcastle, where competition can be tough. 

Prior to officially setting up the business, however, we wanted to ensure that we could deliver an amazing product to clients, so we thoroughly researched sales data, listing numbers and the average time properties were sitting idle with for sale signs in their front yard.

What’s your background in designing and styling?

Our passion for styling and design comes from a long history. It goes as far back as my grandfather (Jo’s dad) being the in-house stylist and window dresser for the original Myer store in Tamworth, and in his spare time he was also an event stylist for many of the balls that took place. 

Growing up, our family home was always decorated to reflect seasons, trends and love of beautiful interiors, thanks to Jo’s creative flair.

For those not in the know – what does “staging” a property mean?

Property staging is about making your property appeal to as many potential buyers as possible and by doing so, spend less time on the market – as well as attracting the best price. Much like dressing your house in its finest outfit for an important date, it is vital that buyers are offered an amazing first impression. Buyers need to visualise how they may be able to live in the property, so accentuating spaces and features throughout the home is important. 

What do you see as the advantages of having your property professionally staged before it hits the market?

Buyer selection phase is where the process commences. At any one time, there are several hundred listings for potential buyers to choose from, so to achieve your desired sale price and minimum market days, it needs to stand out from the rest. Working back from this, staging your home prior to market will ensure the photos look great, and on open days buyers will remember the properties that offered them the most appeal.

Lead us through how you stage a property … how do you decide what pieces to use in a specific space? 

Each property is unique, so when putting together our strategy for staging, we visit the property and visualise it through a buyer’s eyes. For example, if we see a room in a house that would benefit from being transformed into a bedroom as opposed to what may be a TV room for the current owner, we will dress it this way. 

It is quite surprising how accustomed we are to using our homes and then think that’s what buyers want when it isn’t actually the case. We will always highlight the features of a home and accentuate space through furniture, lighting and texture to add warmth.

You must have a treasure trove of furniture and accessories you can access! What do you find are some of the more popular choices clients make these days in terms of style – e.g. Hamptons, Industrial, Scandi?

Our content base has grown significantly over the last twelve months, to the point we now also have a shop called Downtown Living in Peel St., Tamworth. We source all our furniture direct from leading suppliers, which enables us to offer our clients all of the latest products direct. 

When staging a home, we always carefully consider what pieces will suit it best. Scandi often works well for a newer property, but for something more traditional, we may go with more of a provincial theme.

What’s a success story you can share from the past 12 months?

We have so many success stories to share. We are passionate about assisting our clients to achieve the best results for their property and get just as excited as they do when the sold sign goes up. We have staged 50 properties in the area since March 2018, and out of this 96% have achieved a sale within the first four weeks and for close to top asking price. 

We have worked with some of the best agents in Tamworth, who have had great outcomes for their clients. We pride ourselves on our service and delivery and will always go that extra mile to make a property shine.
